  • Purchase coordinator — Arranges the advocate, the surveyor and the papers, and stays with you to registration. ₹500 a month per area, with a picture.

Required for a surveyor, a valuer, a registered real estate agent and a registered project — and printed on your card for readers to see. Not needed for purchase assistance, a rental scout, or a builder advertising his trade.

We cannot take a card from an advocate. Rule 36 of the Bar Council of India Rules forbids an advocate from advertising or soliciting work, directly or indirectly, and a paid card here would put your enrolment at risk. This is not our choice.

A builder may advertise himself freely — who he is, what he builds, how long he has been at it. To advertise a flat or a plot for sale, the project must be registered with K-RERA and the number printed on the advertisement. We check that number against the public register before you pay, so nothing is charged if it does not check out. A project is registrable where the land exceeds 500 sq m or the units exceed eight; below both, no registration exists and we cannot carry the unit advertisement at all.

One picture, under 8 MB. We shrink it and strip the location out of it. Words inside a picture count as words — a picture offering property for sale, or naming a project with no registration number, comes down without notice.

THIS ADVERTISEMENT IS ABOUT YOU, NOT ABOUT A BUILDING YOU ARE SELLING. Do not name a project, a flat or a plot, do not give a price, and do not offer a booking or say what is available. Under section 3(1) of the RERA Act a promoter may not advertise, market, book or sell in a project that is not registered — and a project needs registration where the land exceeds 500 sq m or the units exceed eight. If your project is registered, choose the other builder heading instead and give us the number.

What the project is

YOUR K-RERA PROJECT NUMBER IS PRINTED ON THE ADVERTISEMENT AND WE CHECK IT AGAINST THE PUBLIC REGISTER BEFORE YOU PAY. Section 11(2) requires that number in every advertisement for the project. Everything you tick must match what is registered — nothing about approvals you have not got, and nothing you cannot show a buyer in writing.

Your charge

Printed as "Service charge from ₹2,000, as stated". It is your figure and your business — VICTORIA INSTITUTIONS takes none of it, is not party to anything you agree with a client, and does not check it.

Your rate is the one beside what you are, per area, per month, plus GST. The exact figure is shown on the next screen once you have chosen. Paid once, no automatic renewal, no refund.

The terms

What you are agreeing to
  • You are buying an advertisement on VICTORIA INSTITUTIONS pages for the months you pay for, and nothing else. We do not send you work, we do not recommend you, and we take no share of anything you earn.
  • YOUR CARD MAY OFFER ONLY THE SERVICES ON OUR LIST. You cannot add to that list. If you offer to find a buyer or a seller, to introduce them or to negotiate a price, you are a real estate agent under the law and your card must carry your K-RERA registration number.
  • THIS CARD IS FOR RENTALS ONLY IF YOU ARE LISTED AS A RENTAL SCOUT. A scout card that offers to find land or a house to buy will be removed without notice.
  • You may not offer to report on the caste, religion or community of any neighbourhood, or on the "social status" of an area. A card doing so is removed without notice and the money is not returned.
  • IF YOU ARE A BUILDER, YOU MAY ADVERTISE YOURSELF FREELY — who you are, what you build, how long you have been doing it. YOU MAY NOT ADVERTISE A FLAT, A PLOT OR A UNIT FOR SALE unless the project carries a K-RERA registration number, and that number is printed on your advertisement. No price, no availability and no booking without it.
  • YOUR PICTURE IS PART OF YOUR ADVERTISEMENT AND THE SAME RULES APPLY TO IT. Words inside a picture count as words. A picture offering property for sale, or naming a project with no registration number, is removed without notice and the money is not returned.
  • The charge you state is your own claim and your own business. VICTORIA INSTITUTIONS takes no part in it, receives none of it, and is not a party to anything you agree with a client.
  • We check nothing you tell us — not your registration number, not your experience and not your work.
  • The card runs from the day the payment reaches us and stops on the last day you paid for. There is no automatic renewal and there is no refund.
  • Our local agent may take a card down and must give a reason. Anyone may report a card to our Grievance Officer, Name of the officer (grievance@deverkovil.com).
